Buying income-producing assets enables us to hedge against inflation while also borrowing non-recourse debt at historically low interest rates. Additionally, investing locally allows us to use direct market intelligence that is not able to be accessed or traded upon worldwide. This gives us the ability as local investors to exploit inefficiencies in a targeted geographical market. Staying local also gives us the ability to mitigate the impact from global macro events by selectively investing in private commercial real estate opportunities, which have a low correlation to the broader public market.
